TCMB verilerine g\u00f6re; 2025 sonunda T\u00fcrkiye genelinde 100 metrekarelik ortalama konut fiyat\u0131 4 milyon 545 bin TL, \u0130stanbul&#8217;da 7 milyon 415 bin TL, \u0130zmir&#8217;de 4 milyon 958 bin TL, Ankara&#8217;da ise 4 milyon 127 bin TL oldu.                       Fiyatlar\u0131 Cumhuriyet Alt\u0131n\u0131 baz\u0131nda inceledi\u011fimizde; 100 metrekarelik ortalama bir konut, T\u00fcrkiye genelinde 111.9, \u0130stanbul&#8217;da 182.5, Ankara&#8217;da 101.6, \u0130zmir&#8217;de ise 122 alt\u0131na denk geliyor.         TCMB, konut fiyat verileri 2010&#8217;dan itibaren payla\u015f\u0131yor. T\u00fcrkiye geneli ortalamas\u0131, \u0130stanbul ve \u0130zmir alt\u0131n cinsinden tarihi dipte yer al\u0131yor. Ankara ise 2020&#8217;de 87 alt\u0131nla ya\u015fad\u0131\u011f\u0131 dibin \u00fcst\u00fcnde bulunuyor.         Cumhuriyet Alt\u0131n\u0131, konut verilerinin payla\u015f\u0131lmaya ba\u015fland\u0131\u011f\u0131 2010&#8217;un ilk \u00e7eyre\u011finde yakla\u015f\u0131k 363 lirayd\u0131. 2015&#8217;te konut fiyatlar\u0131n\u0131n alt\u0131n baz\u0131nda zirveye \u00e7\u0131kt\u0131\u011f\u0131nda 688 TL civar\u0131ndayd\u0131. 2025&#8217;in son \u00e7eyre\u011finde ise 40 bin 650 lira seviyesindeydi.            REKLAM                            2015&#8217;TE 1 KONUT ALAN ALTIN, BUG\u00dcN 3 KONUT ALIYOR          T\u00fcrkiye genelinde 2015&#8217;in son \u00e7eyre\u011finde 100 metrekarelik konut fiyat\u0131, yakla\u015f\u0131k 322 Cumhuriyet Alt\u0131n\u0131 ile denkti. 2025&#8217;in son \u00e7eyre\u011finde ise y\u00fczde 65 d\u00fc\u015f\u00fc\u015fle yakla\u015f\u0131k 112 alt\u0131n. Yani neredeyse o d\u00f6nem 1 konut al\u0131nabilen alt\u0131nla, bug\u00fcn 3 konut al\u0131nabiliyor.         \u0130stanbul&#8217;da ortalama konut fiyat\u0131, yine ayn\u0131 d\u00f6nemde 631,5 Cumhuriyet Alt\u0131n\u0131&#8217;na denk geliyordu. Bug\u00fcn ise yakla\u015f\u0131k y\u00fczde 71 d\u00fc\u015f\u00fc\u015fle 182,5 alt\u0131na tekab\u00fcl ediyor. Yine \u00fcstteki \u00f6rnekte oldu\u011fu gibi 2015&#8217;te 1 konut alabilen alt\u0131n, bug\u00fcn 3 konut al\u0131yor.                     \u0130zmir ise tarihi zirvesini 2014&#8217;\u00fcn son \u00e7eyre\u011finde ya\u015fad\u0131. 100 metrekarelik ortalama bir konutun bedeli o d\u00f6nemde 293 alt\u0131nd\u0131. 2025&#8217;in son \u00e7eyre\u011finde ise gereken alt\u0131n miktar\u0131 122&#8217;ye geriledi. Burada yakla\u015f\u0131k y\u00fczde 58&#8217;lik bir d\u00fc\u015f\u00fc\u015f s\u00f6z konusu. O d\u00f6nemde 1 ev alabilen alt\u0131n, bug\u00fcn \u0130zmir&#8217;den 2 evi rahatl\u0131kla alabiliyor.         Ankara&#8217;da durum biraz farkl\u0131. Ba\u015fkent&#8217;in 256 alt\u0131na denk gelen zirvesi, verilerin a\u00e7\u0131klanmaya ba\u015flad\u0131\u011f\u0131 2010&#8217;un ilk \u00e7eyre\u011finde ya\u015fand\u0131. Tarihi dip ise 2020&#8217;nin 3. \u00e7eyre\u011finde 87 alt\u0131nla g\u00f6r\u00fcld\u00fc. Bug\u00fcn ise Ankara&#8217;da 100 metrekarelik ortalama konut yakla\u015f\u0131k 102 alt\u0131na al\u0131nabiliyor.         DOLAR BAZINDA \u00d6NCEK\u0130 \u00c7EYRE\u011eE G\u00d6RE Y\u00dcKSEL\u0130\u015e          Konut fiyatlar\u0131 dolar baz\u0131nda ise 2025&#8217;in son \u00e7eyre\u011finde 2025&#8217;in 3. \u00e7eyre\u011fine g\u00f6re art\u0131\u015f g\u00f6sterdi. T\u00fcrkiye genelinde metrekare ortalama fiyat\u0131, 1044 dolardan 1076 dolara, \u0130stanbul&#8217;da 1686 dolardan 1755 dolara, Ankara&#8217;da 946 dolardan 977 dolara, \u0130zmir&#8217;de ise 1154 dolardan 1173 dolara y\u00fckseldi.         \u00d6nceki \u00e7eyre\u011fe g\u00f6re y\u00fckseli\u015f olsa da T\u00fcrkiye ortalamas\u0131nda, \u0130stanbul&#8217;da ve \u0130zmir&#8217;de fiyatlar dolar cinsinden zirveden uzakta. T\u00fcrkiye ortalamas\u0131, 2023&#8217;\u00fcn 2. \u00e7eyre\u011finde 1157 dolar ile, \u0130stanbul ayn\u0131 \u00e7eyrekte 1879 dolar ile, \u0130zmir ise 1256 dolar ile en y\u00fcksek rakamlara ula\u015fm\u0131\u015ft\u0131.         Ba\u015fkent ise 2024&#8217;\u00fcn ilk \u00e7eyre\u011finden beri rekor tazeliyor.
